An established property investor approached us with a time-sensitive opportunity to purchase a large country house significantly below market value. The seller, facing repossession proceedings, required a quick sale, presenting a unique investment opportunity for our client.
The primary challenge was securing financing for a purchase priced below market value. Only a limited number of lenders offer bridging products that can finance 100% of the purchase price under these conditions. The lenders typically require the actual value of the property, confirmed via a valuation survey, to be substantially higher than the purchase price—for instance, a property purchased for £500,000 would need to be valued at around £710,000. Additionally, a robust exit strategy was essential to secure and structure the loan, necessitating extensive market knowledge and strategic planning.
Leveraging our extensive knowledge of specialist financial products and the client’s strong track record in property investments, we identified a lender comfortable with the client’s profile and the unique aspects of the deal. The lender agreed to finance 100% of the purchase price and provided additional funds for internal refurbishments aimed at enhancing the property’s value and market appeal.
The client was successfully granted a £2.5 million bridging loan, with interest retained for 12 months at an attractive rate of 0.89% per month. This financing not only enabled the investor to secure the property at the reduced price but also fund initial refurbishments. The entire loan process was expedited and completed in just over four weeks, allowing the investor to swiftly capitalise on this opportunity.
