A client approached us to refinance a £1.5 million commercial mortgage at the conclusion of its fixed-term period. The objective was not only to refinance but also to secure additional capital for future property investments.

The security property presented unique challenges due to the inclusion of solar panels. Solar panel leases can complicate financing because they might impact the property title, especially in enforcement scenarios. This situation was further complicated by the fact that over 50% of these leases had less than five years remaining, a detail often viewed unfavourably by lenders in the commercial mortgage space.

After a comprehensive search, we identified a lender who understood the nuances of solar leases and was willing to proceed with refinancing. We facilitated close collaboration between the client and the lender, ensuring that all parties were comfortable with the terms and understood the specifics of the property and its leases. This partnership allowed us to not only refinance the existing mortgage but also to raise an additional £200,000 for the client’s future investments. Additionally, we secured a custom 3-year fixed term for the mortgage, providing the client with necessary flexibility regarding the solar panel leases nearing their expiration.

The result was a successful £1.7m commercial mortgage refinance at a competitive rate, complete with a tailored 3-year fixed term that accommodated the client’s unique needs regarding the solar panel leases. This refinancing solution not only addressed the immediate financial needs but also positioned our client for continued investment growth in the property market.
