A client urgently approached us seeking a bridging loan to prevent the repossession of their residential home in West London. With court action imminent from their existing lender, securing a fast and effective solution was critical.

 

The case came with several complexities:


  • The property itself was unique: two neighbouring flats had been combined into a single residence, but legally remained on two separate titles.
  • The client already had a bridging loan secured against both flats, which had been in place for nearly three years and is an unusually long period for bridging finance, making many lenders hesitant.
  • As the property was the client’s primary residence, regulated lenders were limited, and appetite for a “re-bridge” of this nature was even slimmer.
  • Further complicating matters, the client had no UK-based income and there was a second charge registered against the property, both of which presented significant barriers to securing new finance.

Despite the complexity of the situation, we leveraged our lender relationships and sourced a bridging lender who was comfortable with the structure. They were willing to offer a re-bridge facility that provided enough funding to clear both the existing first charge lender and the second charge creditor.


 

By carefully managing the process and working collaboratively with the lender and legal teams, we moved quickly to structure and complete the deal within the necessary timeframe.
We successfully arranged a re-bridge facility that prevented the imminent repossession of the client’s home. This gave the client crucial breathing space to properly market and sell the property, ensuring they could move forward on their own terms rather than under distressed conditions.
