The Challenge
This was the second stage of a wider financing strategy we delivered for a Jersey-based client. Late last year, we arranged a bridging loan to help him secure his dream home without delay. More recently, we structured a long-term residential mortgage with a private bank to repay that bridge and release additional capital, enabling the client to expand his property portfolio.
The client had a clear vision for both the structure and future use of the mortgage. He required a Joint Borrower Sole Proprietor (JBSP) setup for inheritance tax planning purposes and wanted an interest-only mortgage to minimise monthly repayments.
There were several layers of complexity:
- The client was based offshore in Jersey, which narrows the pool of suitable lenders.
- His wife needed to be included in the mortgage, but her adverse credit history (including several missed payments) made most high-street lenders unwilling to proceed.
- The client was also seeking a private bank relationship that could serve his long-term financial goals, including future planning for his children.
Our Solution
We sourced a private bank lender who was willing to structure the loan in a JBSP format, was comfortable with the offshore element, and accepted the wife’s credit profile. The lender also agreed to structure the mortgage on an interest-only basis, in line with the client’s financial planning goals.
Crucially, this bank offered more than just a mortgage, they provided a long-term, relationship-based service aligned with the client’s broader vision, including future wealth and generational planning.
The Outcome
We successfully secured a residential mortgage that:
- Repaid the existing bridging facility
- Released additional capital for future investments
- Established a trusted private banking relationship for the client and his family
This case underlines our ability to deliver tailored, high-value solutions that align with both immediate needs and long-term ambitions, particularly for complex, offshore, or high-net-worth scenarios.
